Water tanks are the lifeblood of a building, and like any other equipment or system they must be routinely maintained to ensure that they work properly. Putting off maintenance on water tanks can be a very costly mistake. Water tank failures are a real threat to the safety and well being of people living in residential apartment buildings. Board members who make it a point to follow prescribed water tank maintenance procedures can save themselves a lot of trouble in the long run.

Regular inspections of a water tank will help to prevent serious problems and costly repairs, says Tom Pasquazi, managing director of Orsid Realty, a Manhattan-based property management firm. During these inspections, the tanks and their support structures should be checked for corrosion or other problems. The tank should be emptied as much as possible by opening the outlet valve or tap and then draining it with a water hose, or sucking up the water using a wet and dry vacuum cleaner.

The interior of a water tank should be scrubbed regularly to remove algae and any other debris. Cleaning should also be done on the first flush device, filters and any other accessories. Also check that the access doors and any other openings are clean, properly closed and sealed. During this inspection, look for signs of rodent or insect activity around the tank and in the pipes.

Water tank paint should be reapplied at least once every three to five years.
