Among the GLS sites that were released for tender in 2H2022 is Jalan Tembusu which was awarded to City Developments Limited (CDL). The site will yield around 620 residential units with a max GFA of 61,659 sqm. Despite the property cooling measures, the site is said to have drew stronger response than expected with 8 bids received. This is due to the site’s proximity to popular amenities such as the upcoming Tanjong Katong MRT station, reputable schools like Kong Hwa School and Canadian International School (Tanjong Katong Campus), eateries in Katong area, East Coast Park, etc.

The development has a unique architectural and landscape design with delicate threads of nature interweaving with the building to create an organic living facade. The landscape also drapes over two sky links which provides residents with a sense of closeness to nature.

tembusu grand is also strategically located with convenient access to the nearby Kranji Expressway (KJE) and Pan-Island Expressway (PIE). This will provide easy travel to other parts of Singapore, especially when the Jurong Region Line is completed. The new line will serve residents travelling to Boon Lay, Choa Chu Kang and Jurong East.

This new development also features an array of luxurious facilities including a private clubhouse, pools, themed pavilions and thematic gardens. The first phase of the development will include the residential towers which will offer 3 to 5 bedroom apartments. Each tower will have a different theme to match the unique character of the site, with its own signature façade and landscaping. The development will also feature a central plaza and a series of walkways with trees.

Located near the southern ridges of Singapore, Tembusu Grand is in close proximity to a network of 10 kilometres of trails which connects three parks along the ridge – Mount Faber, Telok Blangah Hill Park and Kent Ridge Park. The trails are popular among hikers and cyclists, with the latter being able to experience the views of the city from a different perspective.
